Property condition acceptance
Please note there is no cost involved to submit this application to our offices.
However, once the application is accepted you will be asked to pay a holding fee equivalent to one month's rent*. This will secure the property for you; we will take the property offline and do no further marketing.
You will have 7 days from the moment you are notified that your application is being processed to complete our referencing process. Failure to meet the timeframe will result in the property being remarketed at your cost.
Should any of the following circumstances occur, you agree to the related costs being charged to you:
1. If for any reason you don't continue with the application, you will be charged a re-marketing fee** and / or for any loss of rent***.
2. If your application is not accepted due to incorrect information that you have provided you will be charged a re-marketing fee** and / or for any loss of rent***.
3. If you fail to meet the deadlines, you will be charged a re-marketing fee** and / or for any loss of rent***
*Once the tenancy agreement has been signed and accepted, the holding fee will be deducted from the first months' rent.
**Remarketing costs will be charged at £175 plus VAT.
***Loss of rent: If the landlord loses 1 weeks' marketing this will be calculated as losing 1 weeks' rent. (This will only be charged where an actual loss can be demonstrated)
